Soil, site & growing conditions
Brandon soils east of I-90 grade toward sandier loam that drains well — great for plant health but tough on irrigation efficiency. We typically spec drip in beds and high-uniformity rotary heads on turf to avoid the dry stripes you see on stretched-out Brandon lawns.

Lean into the lot size
Brandon's bigger lots make room for proper plant spacing — don't squeeze a 60-foot maple into a 20-foot bed. Plan at mature size and the design ages well.
Mind the Big Sioux floodplain
Properties along the Big Sioux corridor have specific grading and drainage rules. We design for the 100-year flood line, not just the lot survey.
